השבחת נכס Rental

Very old building with a great layout of a spacious apartment that was in terrible need of renovation. The way it was, there was no chance it could have been rented out. The landlord (my client) had new kitchen cabinets in shiny white and black granite counter top installed before hiring me. The kitchen and bathrooms were in the worst shape possible. The floor has sunk in some places, the window was busted, the wall tiles were ripped out and hideous. The bathroom was grungy with no storage or counter space. Bedrooms were actually not that bad. Hole fixing and a lick of paint, new lights and curtains, a shelf strategically done in a built-in nisha under the window would do the trick. My brief was to make the space as attractive looking as possible on a minimum budget as possible. Instead of changing the whole floor-to bring down the cost, i inserted new-modern tile in the kitchen and mirrored the look in the salon. To pick up on the modern look of blk/white i used subway tiles in gray/white with a red accent strip of mosaics. I made the window considerably smaller to utilize the space and make it proportional to the wall. White/blk/red wallpaper with kitchen utensils was added on the walls. Bathroom was totally redone, except for the tub, which was re-covered. Place was rented for the asking price.
